Predrywall Inspection Issues Resolved

Yesterday morning we got our full home inspection report back from predrywall.  Our home inspector really understood the urgency to get this turned around to us quickly so RH would have a chance to resolve any issues before the drywall went up.  We also have a really good PM who addressed everything in the report line by line.  Since our home inspector said most of what he found is pretty typical at this stage, I'll list it out below along with what our PM did to resolve everything.
  1. Gaps around the joist flashing for the cantilever deck - RH reattached the flashing saddles and added more sealant
  2. Cantilever joists were pulling loose from the I-beams - RH added more nails and hammered everything together again
  3. A couple of the I-beams were split below the living room floor (our inspector said this is the most common thing he finds at predrywall) - RH added metal straps to secure the split beams
  4. Nails sticking out of the subfloor - RH already knew about this and will be removing these nails and sanding prior to flooring
  5. Missing nail plates in a couple spots - RH added the missing nail plates
  6. Kink in the bath exhaust - RH corrected this and it will also be inspected by Energy Star today
  7. Bowed studs in a couple places - RH was already aware of these and corrected them yesterday
  8. Tiedown straps weren't secured in the basement - RH was already aware of this and had planned to nail them in yesterday and they did
Overall, my husband and I really felt like the predrywall inspection was well worth the money since this is our chance to catch any structural issues.  We also felt like RH was aware of most of the issues and had plans to correct them already, which gave us a good piece of mind about the house.  We are still very pleased with RH and the work that has been done on our house, and we can't wait to start getting drywall this week.

    3. Michelle, our inspector was Cliff with Capitol Hill Home Inspections. I highly recommend him. He explains everything as you go through, which is really helpful because our PM walked through with us immediately after the inspection so he could start looking into fixing some of the issues. You'll have the same PM as us since he's the only one with RH in the community although he does have 2 assistants working with him now. I think whoever you get to inspect try to pay close attention because the PM will probably be willing to hear about the issues right away. You should get a full report with pictures after the inspection too, and you can just forward the report right over to the PM to work through.

  2. Sounds like you had a good inspector! Glad things went well with your inspection. It is such a relief to have a second set of eyes to go over the house for things that may get overlooked in the process. Do you plan to have your inspector back for a final inspection?

    1. Our inspector was great and we were really happy we had him at predrywall. We're actually on the fence about getting a final inspection though. It seems like the county does a lot of inspections at various points, and we feel like a lot of the potentially major issues were corrected during predrywall. At this point, we're leaning towards just checking things closely ourselves during pre-settlement (turning on the heat, turning on the ac, turning on all the faucets, and checking for any cosmetic issues). If we decide to go with an inspection, we'll definitely bring back the same inspector.

    it's good to meet some future neighbors. i really hope the fbi bldg comes to greenbelt. I think that will really help build up the area.

    Kristina, I was going to ask the same question. I was reading other blogs and saw that ryan does like a 30 day checkup. it seems like you can list all the things you've found wrong and they'll fix it. I hope nvhomes does the same thing. I think we're just going to use the inspector for the pre-drywall inspection.

    1. My husband and I have been following the FBI building news too. Greenbelt seems like the logical choice, and I really hope we get it.

      NV does the 30 day follow-up too. There's a blog "Our First NVHome: The Townhouse Edition" about building an Andrew Carnegie that just closed a couple months ago. She even has a post about her 30 day follow up, so it may be worth checking out.
